What the Smell Actually Is
A closed coastal house tracks outdoor humidity all winter. Carpet pile, rug pads, upholstery fill, mattresses, and drapes absorb that moisture and hold it in still air for months — the precise conditions mildew loves. The mustiness is biological activity inside the textiles. Air circulation dilutes it; only cleaning the textiles removes it.
The Opening Checklist
1. Carpets: hot water extraction with fast forced drying — removes the winter's absorbed grime and the microbial activity with it. 2. Area rugs: fiber-matched cleaning; natural fibers get dry methods only. 3. Upholstery: deep cleaning for the pieces that sat under dust covers — or without them. 4. Mattresses: the most absorbent objects in the house; extraction cleaning makes guest rooms genuinely fresh, not just made-up. 5. Outdoor cushions: out of the shed and cleaned before the first pool weekend.
The Timing Game
The pre-Memorial Day rush starts in April and the calendar fills in order of who called first. Two to three weeks of notice books comfortably; larger homes should call earlier.
